Active Leaks
Small roof leaks don’t always announce themselves. You might only notice a faint mark on a wall or an odd soft spot in the paint. When we’re called in, we look over the area, trace where the water is getting through, and repair that entry point so the leak stops moving.
Some leaks come from places that wear down quietly over time — seams that dry out, flashing that loosens a bit, or materials that have taken a lot of sun. We take a wider look around the problem area to see what else might need attention. Catching those smaller issues early keeps the repair from resurfacing.
Missing or Damaged Shingles or Tile
Wind, age, and sun exposure can loosen or crack roofing materials. Once that top layer opens, the underlayment is left without protection. We replace what’s missing, match the surrounding surface, and secure the area so it ties back into the rest of the roof.
Shingle roofs often show issues through curled edges or surface wear. Tile roofs may hide cracks until weather exposes them. We look at the broader area to make sure the damage isn’t part of a larger pattern.
Flashing Around Chimneys, Vents, and Skylights
Flashing keeps water out where the roof meets walls, chimneys, vents, and skylights. Those joints move a bit with heat and cold, and the metal can lift or separate over time. When that happens, water has a clear path in during a storm.

Tile roofs often hide underlayment issues, especially on older homes. We look for dips or discoloration that suggest the material underneath needs attention.
Sagging or Soft Spots
A soft spot in a roof can come from a few places, moisture that sat too long, decking that’s past its prime, or material that’s simply worn thin. We remove the damaged material, build the area back up, and make sure that section of the roof is strong again. The point is to fix what gave out, not just patch over it
These soft spots often start in places where water sits longer than it should or where debris tends to collect after a storm.
Once those spots soften, they don’t get better on their own. Repairing them early keeps that damage from spreading into the layers nearby.
Gutter and Fascia Problems That Affect the Roof
