Monsoon Season Roofing Prep for Cottonwood Homeowners
July 15, 2025
Know When Monsoon Season Hits—and What It Brings
Step 1: Get an Early Roof Inspection—Before the Storms
- Loose or lifted shingles
- Rust or gaps in flashing around vents and skylights
- Soft spots or tiny splits in flat roof coatings
- Gutter slope and downspout attachments
Step 2: Clean Gutters and Downspouts—Don’t Let Water Reclaim Your Roof
- Clean it out —leaves, granules, dust.
- Test drainage —run water and check that it exits six feet from your foundation.
Step 3: Inspect Flashing and Seals—That’s Where the Water Comes In
- Rust flaking off metal flashing
- Caulk peeling or cracking
- Warped vent collars or cracked skylight seals
Step 4: Trim Trees and Secure Outdoor Items
- Trim branches at least 10 feet away from your roofline
- Store or secure patio furniture and grills
- Bring in lightweight items that can fly
Step 5: Tidy Up Flat Roof Areas—They Need Special Attention
- Notice pools that linger more than 30 minutes after rain
- Debris buildup in corners—then clear it
- Small cracks in coatings or sealants
Step 6: Have an Emergency Backup Plan—Just in Case
- A few strong tarps and 2x4s for quick sealing
- Rated caulk or roof patch for small cracks
- Flashlight, gloves, phone numbers of reliable roofers
